Construction of a food Innovation and Incubator Hub Campus

The development consists of the construction of a food innovation and incubator hub campus on the grounds of the Mellows Teagasc Campus in Athenry, Co. Galway. The campus consists of the construction of 3 separate buildings as described below: BUILDING 1 - BIA EOLAS / BIA OBAIR: The construction of a 2 storey Learning Centre (1200m2 Gross Floor Area) referred to as “BIA Eolas” and consisting of a reception area, showcase room, demonstration auditorium, “hotdesk” office areas, culinary training centre, meeting room, offices, toilets and all other ancillary areas. The “BIA Eolas” building will also have 4 no. single storey coworking food laboratories for food innovation and product development, referred to as “BIA Obair”. The laboratories will consist of work areas, production areas, changing areas, food stores, chill areas and all associated plant rooms, storage areas, meeting & staff rooms, offices and all other ancillary areas. • BUILDING 2 H.P.S.U. UNITS: The construction of a single storey building (700m2 Gross Floor Area) consisting of 3 no. units for “High Potential Start Up” food business. Each unit will consist of food production areas, food stores, chill areas, office, staff areas, changing facilities and all other ancillary areas. These units are intended for operators who have a viable food product, perhaps at market already, but need the space to grow and establish their business. BUILDING 3 - INCUBATION UNITS The construction of a single storey building (700m2 Gross Floor Area) consisting of 9 no. “incubation” units. Each unit will consist of food production areas, food stores, chill areas, changing facilities and all other ancillary areas. The overall building will have communal staff and meeting areas, plant room and toilets. These units are intended for small scale operators, who may have developed a food product, but require the space to develop it commercially and bring it to market.
