The Contract will be for an initial period of 7 years with an option to extend for a further period of 7 years at HGL’s discretion. It is envisaged that the Contract will initially cover approximately 9 800 properties in the South East region, which covers London and Greater London, the counties of Kent, Sussex, Surrey, Essex, parts of Buckinghamshire, Hertfordshire and Suffolk. These units are split between general needs housing and supported units. Further details & stock lists are contained in the procurement documents. Bidders should note that from 2021 onwards additional properties may, at Home Group’s absolute discretion, be included within the scope of the Contract from HGL’s existing stock in Milton Keynes, Peterborough and Northamptonshire, Hampshire, Oxfordshire, Berkshire, Dorset and Wiltshire. In addition, from 2021 onwards a number of Home Group’s new build properties may, at HGL’s absolute discretion, be included within the scope of the Contract. The number of additional existing properties and new build properties that HGL may wish to bring into the scope of the Contract is not yet known, but it could increase the overall scope of the Contract to approximately 20 000 units. However, bidders should note that any decision to bring additional existing properties or new build properties into the scope of the Contract will be entirely at HGL’s discretion. HGL gives no warranty as to the number of any such properties that may be included in the scope of the Contract during its term. The works and services will be carried out by the contractor under a JCT Measured Term form of Contract with a schedule of amendments. However, bidders should note that the terms of the Contract will give the parties the ability to agree a variation to the contractual arrangements at any point during the Contract Period and enter into such other arrangements as are necessary to deliver the works and services through an alternative, more tax efficient contractual structure. Bidders should refer to the contract documents for further details of this. The estimated value of the Contract contained in Sections II.1.5 and II.2.6 of this Notice is based on the estimated annual value of the Contract for the first year of the term, multiplied by 14 (being the number of years the Contract may potentially last for). Accordingly, bidders should note that this estimated value may increase if additional existing properties and/or new build properties are brought into the scope of the Contract during its term.
