Tender description

1.1 SHG requires the services of an independent team of RICS qualified property surveyors to undertake a valuation of all Government properties including land for inclusion in the Government’s Financial Statements for the financial year ending 31 March 2017. 1.2 In addition to this the Government also requires a valuation of all property for two of the Government’s major subsidiaries; Solomon & Company (St Helena) plc and Connect Saint Helena Ltd as at 31 March 2017. 1.3 The Financial Statements of the Government will be prepared in accordance with International Public Sector Accounting Standards (IPSAS) and the valuations to be prepared should comply with the provisions of the Standards. 2.1 The duties and scope of the work shall include, but not be limited to, the following: Properties to be Valued 2.2 The SHG property portfolio consists of a wide range of property types, including offices, rental space, historic buildings, sea defences, ports and land. These are subject to any additions or deductions which may be agreed at a later date. The following information is available:- 2.3 The total number of buildings owned by Solomon & Company (St Helena) plc is 33 and they own 1,890 acres of land. Their portfolio contains a wide range of property types including offices, rental and investment properties. No measured surveys or condition surveys exist for these. 2.4 The total number of properties of Connect Saint Helena Ltd is 18. Their portfolio is smaller and is limited to office buildings, buildings for energy and water infrastructure and land. 2.5 Each property is to be valued individually.
