Tender description
NPH wishes to contract with a suitably qualified and experienced construction contractor to deliver a programme of planned capital works. It is envisaged that the duration of the works contract will be in excess of 5 years with options to extend but NPH wish to explore the effect of different durations on the contract price. To test this, pricing will be requested for contracts of 5 years duration with options to extend and 10 years duration. The procurement process will start in September 2016. The scope of the capital work programme will include, but not be limited to the following: — Internal refurbishment / improvement work including kitchens, bathrooms, heating systems, internal doors, flooring, electrical work, etc; — Disabled adaptations e.g. wet rooms, grab rails, ramps, extensions, automated door entry, stair lifts, etc; — External works to properties including roofing, door and window replacement, fencing, paving, soffits, facias, porches, canopies, etc. and general maintenance; — Whole house modernisation works; — Conversion and adaptation works to convert existing stock for other purposes; — Mechanical and electrical installations of various types, communal services and the like — Works to multi-storey blocks and/or sheltered housing schemes; — Communal area redecoration and refurbishment; — Insulation (EWI, IWI, CWI, loft insulation, etc.); — Installation of renewable technologies e.g. photovoltaic panels, solar thermal, air source heating, etc; — Environmental works including fencing, landscaping, walling and car parking; — Capital void works; — Small scale new build which may be part of a wider scheme, or a standalone project; — Any other internal or external work to properties which could reasonably be required during the contract. Projects will vary greatly in size throughout the period of the contract, but the total value of work to be placed with the appointed contractor is currently estimated to be between 14 000 000 GBP and 16 000 000 GBP per annum (maximum of 160 000 000 GBP for a 10 year contract).
