Repair and conservation of roofs, including replacement of roof coverings, to the north and south gate lodges at the National Botanic Gardens, Glasnevin, Dublin 9

Tender description

Works comprise the restoration of character to the south and north gate lodges along with rear shelter, with the removal of the existing end-of-life 1960’s asbestos slates from both lodge roofs & replacement with new single camber plain clay tiles (as was original), with and including temporary weathering of buildings; retention of historic ridge tiles & finials; new leadwork to valleys and flashings; new copper roof sheeting to existing portico/pediment roofs; refurbishment of any corroded cast iron gutters; new lime render to the existing North & South Gate Lodge chimneys; and painting of all timber fascia's, soffits and decorative supports at both lodges. Works are also required to some single storey flat roofs. Works also include fire safety works in the attic of the south lodge and all other making good and associated works. The footprint of the south lodge roof measures approx. 160sqm (including 18sqm of a flat roof); and the north lodge pitched roof measures 176sqm in plan, with an additional 20 sqm flat roof, and 30sqm pitched roof to the single storey shelter. Both lodges, and the public entrance to the National Botanic Gardens that lies between the two lodges, must remain fully operational throughout the works with minimum disruption, and accommodation and management of all entrance and escape routes relating to same. The possibility of concurrent but separate works within the National Botanic Gardens may also arise.
