Works to apartments located at Kilcronan Lawns Block B and C

Tender description

The residential development comprises 11 nr. apartments and 1 nr. office/ communal facility spread over two adjoining blocks. it is understood that the development was completed c.1998. The location of the development is bound by Kilcronan Lawns to the south, Kilcronan Avenue to the west and north, and St. Cuthbert’s Road to the east. The proposed project comprises fire safety remedial / corrective works to the internal common areas and 11nr. individual residential apartments. A non-exhausted list of findings and required works includes the following: • Fire safety remedial works to address fire safety deficiencies to the common areas and all apartments including the protected corridor within the apartments and horizontal and vertical penetrations between individual apartment units and common areas. • Fire stopping to services penetrations, SVP penetrations and cavity penetrations. • Upgrade to self-contained system throughout all apartments. • Re-decoration of apartments and new kitchen fit outs The development will be occupied for the duration of the project. All residents will be notified of the work and requirements for access; however one apartment should be worked on at any one time until completion, it shall be the contractors responsibility to coordinate and manage the time slots given to all apartment units for access.
