OSI B5123 & B5123 Roof Works

Tender description

Works comprise the repair and conservation, including complete replacement of roof coverings, to two separate buildings on the OSI Campus in the OSI. Works may be tendered as a single, or two, work packages. The footprint of the Army building measures c.540sqm in area, with c.400sqm of this covered by a ptiched and hipped slated roof, and the remainder by flat roofs. The building is rendered with brick quoins and chimneys, and ornate brackets supporting the fascias and soffits. The Computer building comprises exposed limestone masonry walls, with brick corbelled soffits, and brick chimneys. The pitched roof is c.250sqm in rea, with c.80sqm of flat roofs. Works to both buildings comprise full replacement of roof coverings with new natural slates, and salvaged or new ridges and eaves gutters, with and including temporary weathering of buildings. Works will include refurbishment of cast iron rain-water goods, all valleys/ gutters and flashings or lead work, and the fascias and sheeted soffits with their decorative supports. The scope includes conservation and repair to structural timbers, including rafter ends and wall plates, and repairs to the chimneys. Works are also required to the flat roofs, including structural repairs and recovering, or full replacement. The Army building is currently empty, but the Computer building will remain occupied and operational throughout the works, and the OSI complex as a whole must remain fully live throughout the works with minimum disruption to operations, and accommodation and management of all entrance and escape routes relating to same.
