Refurbishment Works to 68-74 Channing Street, Belfast and 139 Upper Greenwell Street, Newtownards

The works comprise refurbishing 5 dwellings located, for one exception, within an approximately 2-mile arc to the east of Belfast City Centre. The exception is located within Newtownards. The Belfast based dwellings are located within terraces of similar dwellings however the adjoining dwellings to No.68 and 74 are owned by “others” and not part of this contract. The dwellings are almost all in the region of 100 years old and all have received varying levels of intervention including extensions since original construction. The units are 2 storey, and are broadly similar. The principal objective of the works is to introduce features to prevent damp, (rising and penetrating), ingress and improve the thermal properties of the dwellings. The scope also includes the replacement and/or upgrade of electrical and mechanical systems, bathroom and kitchen replacement and the provision of floor finishes and full redecoration to leave the dwellings in “turnkey” condition upon completion. 139 Upper Greenwell Street is a semi-detached property built approximately around 80 years ago. The dwelling is two-storey built in traditional cavity wall construction with a rear return single-storey extension that has been completed since the original construction. The principle objective of the works is to bring the dwelling up to a habitable living standard by providing a turn-key finish solution. The scope of the works includes but are not limited to: full replacement of all electrical and mechanical systems including a conversion to gas heating, new exterior doors, new windows throughout including emergency egress windows to the first floor, full bathroom and kitchen replacement, new floor finishes and full property redecoration throughout.
