Fastnett House, located in Cork Business & Technology Pk, Model Farm Rd, Cork, is three stories high. Refurb works, to be provided as part of this contract, are located on 1st & 2nd Floor. Ground floor is occupied by HSE & will continue to function for the duration of the works. Building is sited on busy commercial business campus with limited space for site compounds, storage, set down or parking. Contractors are to be cognisant of adjoining businesses & manufacturing facilities located on the site & are to ensure that the contractor or the works do not impede these businesses in any way. Accommodation to be provided will include, but not be limited to, the following: Reception, Canteen, Clinical Rooms, Group/Meeting Rooms, Team Rooms, Offices, Consultant Rooms/Office, Administration, Medical Records, Waiting Areas, WC/Toilets, Stationary/Copy Room, Stores, Observation Rooms, Family Rooms, Interview Rooms, OT Room, Activity Room, Time-out Room, ADL Kitchen, Dining Room & Day Programme Base. In order to ensure the continued operation of the services on the ground floor; and so as not to impede adjoining businesses, a high level of management, safety, noise & vibration control, dust & infection control procedures will be required on site. The Main contractor will be responsible for the duties of Project Supervisor Construction Stage. Tendering contractors are to include performing the role as Main Contractor and PSCS & for completing all works detailed & outlined within the full suite of tender documents (Including but not limited to Demolitions/Alterations; Diversion of services; Necessary temporary works; Internal Walls; Structural works; External wall completions; Internal wall completions; roof completions; Suspended ceilings & ceiling finishes; Wall finishes internally; floor finishes; Mechanical Installations; Electrical Installations; sanitary ware; fittings & furniture; External & ancillary works; Safety & Health; all necessary Co-ordination & Management.
