Tender description

Habinteg Housing Association (Ulster), wishes to carry out a procurement for a Contractor to provide the building works in connection with the social housing scheme identified below. The site is located at 8 Letterkenny Road, Derry approximately 1.6 miles south of the city centre. It is a brownfield site and is predominantly flat. The site is located within an established residential area, with an existing 3 storey apartment development at 6 Letterkenny Road located immediately adjacent to the proposed apartments and north of the proposed housing. To the east of the site an apartment development received permission under application reference A/2007/0672/F for 53 units on the site of the former Maxol station. To the west of the site is an existing development known as Old City Court owned by Habinteg Housing Association which comprises of a block of three storey apartments on the road frontage onto Letterkenny Road and a development of 2 storey and single storey bungalows. The sites southern boundary adjoins on to existing playing pitches which separate the site from the River Foyle. The layout, scale and massing of buildings are appropriate to the character and topography of the site and surrounding developments. The proposal comprises of a three storey apartment building (12 apartments) which fronts onto Letterkenny Road and 12 semi-detached dwellings, one of which is a complex needs unit to the rear of the proposed apartments and the existing apartments at 6 Letterkenny Road. Access to the site is taken directly from Old City Court. The housing mix is 12 no 3p/2b apartments Cat 1 Elderly 9 no 5p/3b houses 2 no 3p/2b houses 1 no 5p/3b house wheelchair Total 24 no units The scheme gained Planning Approval (Ref LA11/2018/1172/F) dated 7 Feb 2020.
