Tender description

The project is for the provision of an Integrated Service Team (IST) for the extension and refurbishment of New Gate Cultural Hub at 20-22 Hawkin Street, Londonderry. BACKGROUND In March 2016 DFC acquired 20-22 Hawkin Street as a Cultural Hub for the North West Cultural Partnership (NWCP) to continue to deliver a wide range of cultural programmes and services. The growth of the NWCP over the last three years has meant that many of the programmes being delivered by their members have outgrown their current premises. A redeveloped and extended building on 20-22 Hawkin Street will allow for increased user numbers to be involved in the various NWCP programmes and initiatives whilst also providing NWCP members and users with increased capacity and programmes. The project will consist of an extension and alterations to the existing arts centre at 20-22 Hawkin Street building to providing modern performance and multi-use spaces, offices and café, for North West Culture Partnership, as well as enhanced facilities for visitors to the centre and space for nurturing and developing art based community activities. An ICT with full design responsibilities has been appointed and has developed the design to Stage 4 – Technical Design (RIBA Plan of Work 2020 Stage 4). LOCATION and SITE DESCRIPTION 20-22 Hawkin Street is an existing building, which is the home to New Gate Cultural Hub. Site Address: 20-22 Hawkin Street, Londonderry Local Authority: Derry City and Strabane District Council Area of Site: Approximately 400m² Current Site Usage: New Gate Cultural Hub and Brownfield site The site is located in a predominately residential area, Conservation Area, with the state monument Derry City Walls in close proximity. The site itself is relatively flat but the surrounding area fall steeply towards the Foyle River. DESCRIPTION OF THE PROJECT The contract is for the construction of a modern performance and multi-use spaces, offices and café. This will include structural openings, alterations, restoration works, modernisation of the existing building (incl. existing services) and construction of a new extension to the South West of the existing building. The proposed extension will be constructed from a pre-cast concrete sandwich panel system. The external façade will consist of etched concrete finish (TBC) aluminium copper clad door with a roof top balcony at the top floor. A high quality finish is of upmost importance to the Employer. Specific contract clauses and/or award criteria may relate to BREEAM, sustainable economic, social, environmental and equality requirements as well as quality construction.
