Tender description

The project involves the construction of 369 residential flats and associated infrastructure including roads, parking areas, drainage, services and amenity spaces for Aberdeen City Council. This includes a mix of 1, 2 and 3-bedroom flats with all 369 flats being for social rent tenure by the Council. The flats are contained within 8 blocks with a maximum height of 4 storeys. The proposed development has 2 parallel streets on an east west axis both providing for 2-way vehicular movements. The streets will have parking perpendicular to the road. Signage and traffic calming measures will be used to slow traffic and create an environment welcoming to pedestrians. A key feature of the development is a central core of open space overlooked by the flats. The project also includes infrastructure works outwith the site boundary. The project is being procured on a traditional basis with contractor designed portions for some elements of the work. The form of contract will be the SBCC Standard Form of Building Contract With Quantities (SBC/Q/SCOT) 2016 edition, with the schedule of amendments, all as detailed within Bill No 1 Preliminaries and with the applicable contractor’s designed portion supplements. Further details of the employer’s requirements and contractor designed portions are provided within the bills of quantities document. The successful tenderer will take possession of the whole site in 1 lot although completion of the 8 blocks is required in 6 distinct and partially overlapping phases. The project is awarded through procurement hubs development contractor DPS.
