Scope of Works - The works will consist of the following: • Provide temporary fencing, hoarding, and planked footpaths, guardrails, as may be necessary to protect the public and others, for the proper execution of the works and prevent unauthorised entry to or trespass beyond the boundary of the sites. The hoardings shall meet the requirements of the local authority. Alter, shift and adapt as necessary. • Energy Efficiency/Housing Upgrade Works - Replace existing kitchen. - Remove existing wet range and open fire and replace with free standing stove with back boiler with associated pipe work. Include for flue to stove from top of stove to cowl and all associated adaptors etc. - Remove existing roof including tiles, lead, all roof timbers including ceiling joists, insulation, chimney, gutters/ downpipes, fasica and soffit. - Replacement of roof structure including all timbers, lead, tiles and insulation, fascia/ soffit, gutters and downpipes. - Rewire dwelling complete to ESB & RTCI standards including consumer unit and meter. - Installation of new oil fired central heating system (zone with stove) and including all associated piepwork, plumbing and new radiators. Including hardstands for both oil tank and boiler. - Removal and replacement of all pipwork associated with the water cold water supply in this house. - Replace bathroom suite. - Window and external door replacement. - Ceiling replacement. - Pump insulation to external cavity walls, install insulated plasterslab to internal of external walls. - Replacement of internal doors, architraves and skirtings. - Removal of plaster to internal walls and replaster. - Tiling floors and walls. - Demolition of internal wall, enlarge existing door ope, blocking up existing door ope, construction of new timber partition wall. - Painting.
