Tender description
The Hillington Square estate, constructed in the 1960s, comprises 320 units in 15 blocks bedsits, flats and maisonettes. The estate was transferred as part of a large scale voluntary stock transfer to the Freebridge Community Housing (FCH) in 2006 from the Borough Council Kings Lynn and West Norfolk. Approximately 56 units have been sold under the right to buy and therefore are owned by leaseholders. A feasibility exercise in late 2006 told FCH that refurbishment of the estate rather than complete demolition and rebuild was the only option viable. FCH are now looking to appoint a main contractor to undertake Phase 5 of the project comprising the refurbishment of Colby, Aitken, Norris and Farrow House (complete), Ladysmith and Vicarage House (part), complete with new vertical access cores including all associated demolitions, drainage, utilities and external works. The estimated value of Phase 5 of the project is 9 800 000 GBP excluding VAT. Works comprise the refurbishment of dwellings in Colby, Aitken, Norris and Farrow House (complete), Ladysmith and Vicarage House (part), including upgrading of all services, provision of sustainable energy options were possible, all decent homes works both internal and external, complete with new vertical access cores including all associated demolitions, drainage, utilities and external works. Appointment of subcontractors; which are likely to include removals, lift specialist, landscaping, mechanical and electrical services. The estimated value of the project is 9 800 000 GBP excluding VAT. The contractor will have no entitlement to undertake the works in relation to Sections 2A and 3. FCH shall be entitled to terminate the contractor's employment by serving a notice at any time within a period of 7 days commencing on the date of practical completion of the preceding section.
