Model Farm Market Assessment and Testing

Herefordshire Council requires a market assessment and market testing exercise to understand the level and type of demand for a new employment development within Ross on Wye and land values that are likely to be achieved. In addition to providing basic research and commentary into the wider commercial land/property market (complementing recent studies) the exercise focus will be on contact with local and regional businesses to identify their specific demands and requirements and if these types of uses could be catered for at Model Farm. The exercise will be used to inform the development, including scoping the required plot sizes, the need to supply development land and/or leasehold premises and any phasing required to best meet the demand. The results of this exercise is to be presented in a short report format including the results of research in suitable appendices. The exercise must also engage with ongoing master planning work that is seeking to understand how residential development could be accommodated in the council’s land holdings around Model Farm. It is expected that draft report will be issued by 12th of April 2018 with a final report (after Herefordshire Council have had reasonable time to provide comments) will be issued by 25th April 2018.
