Tender description
Abc. Main Building Envelope: This forms part of a Grade II* listing within the main building positioned to the Western Elevation of the National Library of Wales overlooking the town of Aberystwyth and Cardigan Bay. This main building is the historic, iconic building that houses the public areas including the prestigious Reading Rooms, Gregynnog Gallery, Main Hall and Council Chambers, and other similar facilities. Age and a detrimental climate has resulted in deterioration of fabric quality to some of the buildings' constructed features and fabric, i.e. windows, masonry, roofs, lead flashings. The proposed programme with the necessary approvals from CADW, Ceredigion County Council Planning/Building Control will involve major capital maintenance works to the fabric elements of the Main Building Envelope. Windows: There are a variety of single glazed windows, original hardwood timber and some recently installed painted steel framed windows (which have replaced original timber windows), some of which will require replacing in whole or in part some of which will require servicing only and possible alteration. Masonry: The Main Building Envelope (Western and Southern) elevations are constructed predominantly in Granite to first floor levels and in Portland Stone from first floor to roof level. The masonry has withstood for many years the prevailing weather from Cardigan Bay with the Western and Southern/Northern elevations affected to varying degrees of masonry delamination, surface damage etc. The programme shall deliver localised repairs to the masonry to a CADW/ CCC Planning Department approved specification and standard of workmanship. Roofs/Lead Flashings: The roofs to the Main Building are constructed in a variety of styles (copper, lead, slates and in part felt finished). The oldest lead roofs including the flashings, are particularly “weathered” with localised repairs undertaken to prevent water regress. Some supplementary works to the Lead Flashing will also be required to the Northern, Western and Southern elevations where flashing depth has diminished/deteriorated due to effects of weathering, possible salt/saline erosion etc. It is proposed that a variety of works be undertaken on the roofs/lead flashings to a CADW/CCC Planning Department approved specification and standard of workmanship, which may involve repairs or sectional replacement. Darnton B3 have been appointed to lead the construction consultancy team and SP Projects will be acting as Quantity Surveyors/ Cost Management Advisors. The winning bidder will need to demonstrate that they are: — able to start work on site in 6.2018 and complete by 12.2019, — have recent and/or considerable experience of working in a heritage environment, especially in a Grade 2* Listed building.
