Yorkshire Water Services (YWS) is seeking a company who can propose options to maximise the value of an area of land on an operational site at Knostrop Sewage Treatment Works (STW) in Leeds. All bids will be assessed based on overall value to YWS. Potential development options will provide value to YWS through one or more of the following options: — Land rent, — Electricity off-take, — Treat sewage screenings – 6000 tonnes per annum, — Sludge Drying — 115000 tonnes at 25 % dry solids drying to a max 90 % ds. The Area measures 1.29 ha (3.20 acres) Bidders may use some or all of this area. Grid Ref E 433309, N 431960, off Pontefract LaneM1 J 45. There is independent vehicle access from the Knostrop operational STW, & will require fencing and some earth removal subject to the intended use. Bidders may use some or all of this area and subject to YWS approval utilise the land for other revenue streams Bidders will be responsible for obtaining all permits and permissions. The land is located at Grid Ref Eastings 433309, Northings 431960, or NGR SE3331 NW, a short distance off Pontefract Lane, East Leeds, M1 Junction 45. The area benefits from independent vehicle access from the Knostrop operational Sewage Treatment Works, and will require fencing and some earth removal subject to the intended use. Bidders may, subject to YWS approval utilise the land for other revenue streams. Any potential company will be responsible for obtaining all permits and permissions to build and operate their solution. This requirement excludes demand side response services which is already a contracted service to YWS. Bidders are requested to express their interest together with an outline of their proposed use of the land in the first instance. All bids will be assessed based on the overall value to YWS the proposal offers.
