Tender description

All properties benefit from both front and back gardens, which are enclosed with a combination of intermediate and higher-level timber-boarded fencing, albeit that Phase 1 (Lismore Park) properties do not have the benefit of ‘defensible space’ to the front. Each dwelling has its own, off-street private parking, finished with tarmacadam hardstandings. Properties throughout both phases of the scheme are generally semi-detached, with the sole exception of the large, 5-person, 3-bedroom bungalow within Lismore Grove. Properties across both phases of the scheme generally benefit from both front and rear access doors, with the exception of the two first floor apartments, which have only 1 entrance door providing access to each of these unit's enclosed, private stair, enabling vertical circulation. The package of proposed multi-element improvements proposed will comprise kitchen replacement works (inc. M&E), external cyclical redecoration works — including the identification and implementation of necessary pre-paint repair works, the removal and replacement of the vast majority of the scheme's existing external door-sets throughout, as well as the implementation of minor external landscaping enhancements to some small areas of shared amenity space — which are owned and maintained by Choice.
