Tender description

Lot 1: Block, converted house, house, garage and other associated building fabric — areas where significant works are required; Lot 2: Block, converted house, garage and other associated internal communal areas; — the internal areas where repairs, upgrades and refurbishment is required; Lot 3: External Decoration and Works — this refers to the external areas of blocks, converted house, house, garage and other associated areas which are generally in a good condition but have reached a stage where cyclical decoration is required. Associated repairs would be carried out at the same time; Lot 4: Internal Refurbishment — this refers to repairs, upgrade and refurbishment works to the internal areas of dwellings. This would include works to doors and windows if required; Lot 5: Fire Safety Works — this refers to fire safety works and other repairs, upgrade and refurbishment works that would be carried out at the same time; works include but are not restricted to: See each Lot description. Block, converted house, house, garage and other associated building fabric — this refers to areas where significant works are required; works include but are not restricted to: — Roof structure, finishes and fittings, — Rainwater and drainage systems, — Windows, screens and doors to dwellings and external communal areas, — Masonry and related works including to balconies, walkways and staircases, — Balustrades, railings and handrails, — Building finishes including render, tiling and decoration, — Energy efficiency works, — Associated mechanical and electrical works, — Paving, ground works and landscaping, — Walls and fencing including boundary walls, — Play equipment, benches, furniture and the like, — Door entry system, access control and security works, — Fire safety works, — Scaffolding and other block access works, — CCTV, — Includes internal communal area works if required, — Asbestos related works, — the Council may also require extensions, conversions, block additions, and the like. Block, converted house, garage and other associated internal communal areas — this refers to the internal areas where repairs, upgrades and refurbishment is required; works include but are not restricted to: — Repairs and finishes including masonry works, cladding, render, tiling, timber screens and finishes, decoration and the like, — Work to staircases, — Floor structure and finishes, — Ceiling finishes including suspended ceilings and the like, — Energy efficiency works, — Waste disposal and recycling systems and areas, — Access control systems and security works, — Telecommunications systems, — Windows, screens and doors to internal and external communal areas, — Balustrades, railings and handrails, — Energy efficiency works, — CCTV, — Associated mechanical and electrical works, — Associated fire safety works, — Asbestos related works. External Decoration and Works — this refers to the external areas of blocks which are generally in a good condition but have reached a stage where cyclical decoration is required. Associated repairs would be carried out at the same time; works include but are not restricted to: — Repairs and decoration to the block fabric including to balconies, walkways and staircases, — Repairs and decoration to balustrades, railings and handrails, — Associated mechanical and electrical works, — Decoration and repairs to walls and fencing including boundary walls and external buildings, — Other pre-paint repairs, — Scaffolding and other block access works, — Includes internal communal areas if required, — Asbestos related works. Internal Refurbishment to dwellings — this refers to repairs, upgrade and refurbishment works to the internal areas of dwellings. This would include works to doors and windows if required; works include but are not restricted to: — Kitchens, — Bathrooms, — Electrical upgrade or renewal, — Heating upgrade or renewal, — Associated repairs, renewals and decoration, — Doors and windows to dwellings, — Asbestos related works, — Fire safety related works. Fire Safety Works — this refers to fire safety works and other repairs, upgrade and refurbishment works that would be carried out at the same time; works include but are not restricted to: — Fire protection, control and warning systems, — Emergency lighting, — Dry riser systems, ducts and access panels, — Fire compartmentalisation and stopping works, — Signage, — Protective coatings to communal areas, — Lightning protection, — Fire doors and screens, — Associated mechanical and electrical works, — Scaffolding access, — Associated repairs and decoration, — Asbestos related works.
