Tender description

To deliver a mixed use development ideally along the Kingsway in Swansea City Centre to create approx. 50 intermediate rented flats above commercial floor space. To identify and appoint a suitable Development Partner to work with Gwalia to deliver the project along the lines of a Package Deal Design and Build. Upon completion of the project, the Developer will retain ownership of the whole building when completed, retain responsibility for the Commercial units and lease the flats and associated communal areas to Gwalia. A lease agreement between Gwalia and the Development Partner will establish responsibilities for Building Maintenance, etc. The key target date is the end of March 2017, by which time Gwalia and its Development Partner must have identified and acquired a suitable property. Failure to do this will result in the loss of the VVP grant funding. Much depends on achieving early success in identifying a suitable property and property owner that is willing to do dispose within these time-scales. Failure to identify a suitable property early on may result in the project not proceeding.
