GENERAL BUILDING WORKS, MAINTENANCE AND RESPONSE REPAIRS TO WESTMEATH COUNTY COUNCIL HOUSING STOCK

INTRODUCTION Westmeath County Council wishes to appoint an General Contractor for 2 year term to conduct refurbishment, routine and emergency response repairs of its housing stock. Westmeath County Council has 1800 housing units throughout the county, see attached map showing the locations of houses. The council has a mixture of single storey, two storey and three storey houses and apartments with 1, 2, 3 & 4 bed accommodation. There are 2 Traveller Accommodation Halting Sites in Athlone and Mullingar. The houses are predominantly semi-detached or terraced and mainly located in the towns of Athlone and Mullingar. It does have a number of rural bungalows/cottages. Many of the houses particularly the older stock have had extensions added. These extensions are mainly single storey flat roof structures. The houses date from 1930s to the present day. The breakdown is as follows: • Pre 1950 = 249 units • 1950 – 1990 = 336 units • Post 1990 = 1215 units The contractor shall be asked to submit rates to include all preliminaries, overhead costs, etc for 3 lots in Westmeath County. Lot 1 Mullingar Town and Area North Lot 2 Mullingar Town and Area South Lot 3 Athlone Town and Area West The tenderer can submit his rates for one or a multiple of lots. SCOPE OF WORKS Westmeath County Council will be refurbishing a number of properties over the next 2 years in addition to the routine maintenance of its housing stock. It will also have from time to time, houses that require demolition. Many of the houses requiring work will be occupied by tenants. The tenderer must allow for liaising with the tenant to execute the works. From time to time the successful contractor will be required to liaise with neighbouring property owners where there are common boundaries or where access through a neighbouring property is required.
