Tender description

In mid-2024 Golf Ireland applied for an LSSIF, Large Scale Sports Infrastructure Fund, grant to build a new High Performance Centre on the grounds of Carton Demesne near Maynooth, Co. Kildare. Golf Ireland also simultaneously applied for planning permission for the proposed building. In late 2024 the LSSIF provided approval in principle for a grant award. Also in late 2024, Kildare County Council approved planning permission for the proposed building. Introduction and Project Background This Scope of Services summarises the duties, responsibilities, deliverables, and statutory obligations required from an Architect Led Integrated Design Team, IDT for the delivery of the Golf Ireland High Performance Building at Golf Ireland Headquarters, Carton Demesne, County Kildare. Notwithstanding these services, the IDT, is to provide all services reasonably expected, to design and deliver the New Golf High Performance Building, at Carton Demesne. Planning Permission is Granted. Services commence from Stage IIB, Detailed Design, onwards, however the IDT must familiarise themselves with the project background and granted planning permission, prior to commencing work. Golf Ireland will have a direct in-house point of contact who will be the project liaison, therefore no external PM is included. The IDT will consist of Architect, Lead Consultant and multiple statutory roles Quantity Surveyor, Cost Manager Civil and Structural Engineer, including Traffic and Transport Mechanical and Electrical Engineer The Architect will act as Design Team Leader, including the roles of Assigned Certifier, BCAR Design Certifier PSDP Fire Safety Consultant Disability Access Consultant Landscape Architect Other specialist consultants, if required, will be tendered by the Design Team and procured directly by the client. Site investigation surveys will be tendered by the Design Team and procured directly by the client. Contracting Authority Golf Ireland, the national governing body for golf in Ireland, will be the contracting authority. All services will be delivered in collaboration with Golf Ireland’s facilities, performance, and operations teams. The project will be delivered using LSSIF funding. Project Vision The new Golf High Performance Building will Provide world class training and performance facilities for elite golfers. Support coaching, sports science, analytics, strength and conditioning, and athlete welfare. Enhance Golf Ireland’s national high performance pathway. Provide indoor performance, training, and meeting spaces that complement the outdoor high performance centre. Deliver a durable, energy efficient, and sustainable building aligned with best practice. Project Description The project consists of a new High Performance Building featuring , indicative Indoor coaching bays, swing rooms Biomechanics, motion capture and analysis suites Strength and conditioning gym Physio or treatment rooms Athlete support and meeting rooms Offices, storage, circulation, and ancillary spaces External works including landscaping, access paths and limited car parking configuration The project has secured planning permission, and this Scope exclusively covers delivery from Stage IIB to Stage V.
