Planned Maintenance and Inspection- All Locations • Monitoring of hot and cold water temperatures incl sentinel outlets • General Monitoring, including annual drain down on domestic hot water vessels/plate heat exchangers/Calorifiers for inspection, Chlorination and cleaning (base flush) • Performing Annual Disinfection and Cleaning of Cold Water Storage Tanks (inc Fortic type or close coupled tanks) and Associated Down Water Services • Measure and record Calorifier flow and return temperatures • Check and record operation of secondary pumps • Measure and record Water Heater Temperatures • Measure temperature of incoming main and storage tanks. • Inspect internal condition of water tanks • Measure temperature of representative selected outlets on a rotational basis. • Measure and record CWST consumption to ensure 24 hour turnover • Perform calibration on thermometers and probes. • De-scaling of Showerheads (inc hoses) and other outlets on a Quarterly basis • Performing Annual TMV Maintenance • Flush through and purge to drain –Expansion Vessels • Performing Bi -Annual Water Sampling and test For Legionella Pneumophilla, • Performing Annual Total Viable Counts ( TVC’s) /Escherichia Coli or Coliforms on CWST’s • Inspect Air Handling units cooling condensate drains Responsive- All Locations • Emergency disinfection of systems when deemed necessary following sampling • Addressing localised water hygiene issues including Legionella • Repairs to water softeners • Microbiological Monitoring and Monitoring for legionella
