Tender description
The London Borough of Barking and Dagenham (LBBD) is seeking to appoint a suitably experienced contractor to construct two single storey external pupil toilet extensions to the existing external courtyard within the two storey block at Beam Primary School, Oval Road North, Essex, RM10 9ED. The school was increased in capacity to three forms of entry, (3FE) in response to continuing increased demand for across the Borough. The recent extension wing has fully accessible toilet facilities on both floors but the original 1950s building is split across three levels with a flight of stairs and half-landings separating the early years Reception/Year 1classrooms from the nearest toilets. The Commissioning Programme Manager has worked with the school's management team and identified a suitable location to create additional toilets by infilling an external courtyard adjacent to and on the same floor level as the early years classrooms. The proposed plan would enable pupils to access toilets without climbing stairs and for teaching staff to passively supervise use of the toilets from the classroom. The extensions comprise a ground bearing concrete slab, cavity brickwork walls with a 10 degree pitched roof of a proprietary liquid plastics system, internally having proprietary WC cubicles with IPS and sanitary ware, ceramic tile and painted finish to walls and ceilings, sheet vinyl to the floor. A new foul drain is to be installed under the ground floor slab of the existing two storey block and connected to the existing foul water drain, surface water connected to the existing surface water drain within the courtyard. Replacement and alteration of the existing windows to the two-storey block where the toilet extensions connect to the existing building. Each toilet extension is approximately 5.30m x 3.60m. Works will need to commence on the 24th July 2023, noisy disruptive works finished by 1st September 2023. Less disruptive works will continue during term time with site and access restrictions in place with completion in 18 Weeks or Less.
