Tender description
• Aim o To create a series of high quality shell and core* spaces across the buildings, with a variety of possible use classes. To achieve Wiredscore Gold, and BREEAM Excellent. Fish Market – flexibility in final use – many use classes applied for – A1/A1/A2/A3/B1/D1/D2 Iron Mountain – semi-open air space Vaults – basement spaces used for plant and possible A3/A4/D1/D2 use Red House – CAT A* office space – B1/D1 (note this is the only CAT A space being delivered) Engine House – A3/A4/D1/D2 o Garden space in between Red House and Engine House o Sensitively restore the heritage aspects of the building, and enhance the spaces with modern interventions. o GIA c. 6,100sqm • Works o Strip out and demolition works throughout Current Iron Mountain to be demolished and replaced with linked canopy between Red House and Fish Market o 2 storey extension to southern part of the Red House building, utilising curtain walling system o Extensive structural alterations, including new steel and CLT floor structure throughout the Red House o New MEP systems throughout and connection to Citigen plant room in MoL basement demise o Waterproofing systems throughout basement o New staircases in Red House and Fish Market o New doors and windows throughout o Remaining façade cleaning and brickwork repairs o Removal of existing UKPN substation and install of new at ground floor level o Achieve a high EPC rating • Project Delivery – also refer to risk matrix in the tender documents showing proposed allocations of risk responsibility o Iron mountain canopy structure connections to both existing buildings o MoL gallery space sits below the Fish Market space with construction contract below Fish Market limiting any form of water ingress to existing slabs o Central London location adopting all City of London procedures particularly around COL structures approval process (e.g. AIP/CAT 3 checks) o Various load limitations (slab/highways/pavements etc.)
