Tender description

Dublin City Council’s Civic Offices at Wood Quay were constructed in two main phases. Blocks 1 and 2 (Southernmost blocks) were constructed in the early to mid-1980’s. Blocks 3 and 4 (Northernmost blocks) followed in the mid-1990’s and included the construction of the two glazed atria and a link corridor to facilitate the connection of all blocks and provide publicly accessible spaces. The façades of these areas consist of a glazed curtain wall system with aluminium framing which is supported off the main structure. Dublin City Council’s Facilities Management Section have been experiencing maintenance issues with the glazed atria and link corridor structures for a number of years. The issues have been getting progressively worse over recent times and repair and upgrade works are now required. The tower atrium (between Blocks 1 and 2) is worst affected and the roof is leaking into the public space below. The repair / upgrade works in this area are expected to include: - Replacement of all twelve automatic openable vents (AOV’s) on the roof; - Construction of a new steel gantry directly below the twelve AOV's; - Repairs to the interface details between the glazed atrium and Blocks 1 and 2; - Replacement of a single failed double glazed unit on the roof; - Other localised repairs to the roof and facades of the tower atrium in areas where leaks are occurring. In addition to the issues with the tower atrium, there have been reported issues with the garden atrium (between Blocks 3 and 4) and the link corridor. The repair / upgrade works in these areas are expected to include: - Replacement of a single failed double glazed unit on the facade of the link corridor; - Localised repairs to the roofs and facades of the garden atrium and link corridor in areas where leaks are occurring. Furthermore, the project includes for the removal of a number of ground level glazing units and replacement with glazing units made of safety glass to recognised standards.
