Property maintenance services framework Lot 1: General building services Including but not limited to: • General building maintenance • Renovations and refurbishment • Extensions and alterations • Block work and brick work • Carpentry • Plastering, drylining and rendering • Demolition • Aids and adaptations (e.g. grab rails, widening doorways, lowering kitchen units, ramps and walk in showers, etc). • General Handyman works • Painting and decorating. • Voids • Underpinning works Lot 2: Electrical • Mains/sub mains distribution • lighting (including emergency, energy efficient, PIR controlled, security lighting) • small power • disabled alarms • IT cat 5/6e cabling • Inspection reports • fault finding • property rewiring • consumer unit replacements • Void Property inspections/turn around Lot 3: Plumbing & Heating • General plumbing services • Central heating upgrades and repairs • Hot water and heating cylinders • Fitting washing machines and dishwashers • Showers services • Toilets • Taps, sinks, basins and baths • Gas fire and cooker installation • Cold water pumps Lot 4: Flooring • Commercial Flooring • Domestic Flooring • Carpet • Wood • Laminate • Safety Flooring Lot 5: Scaffolding • Temporary roofing systems • Access staircases • Site hording • refurbishment • Confined space • Residential • Site welfare Lot 6: Pest Control Services including: • Insects (flying and crawling) • Rodents • Birds • Wildlife Lot 7: Drainage • Drain unblocking • Sewer maintenance • Jetting • Cure in place pipe repairs • Drain repairs • Drain excavation • Gully clearing Lot 8: Damp & mould treatment • Damp (rising damp, penetrating damp, black mould and condensation) • Wet and dry rot • Woodworm and timber treatments • Damp proofing • Bird control services • Waterproofing and tanking • Structural repairs Lot 9: Commercial kitchen and laundry repair • Kitchen equipment repair, maintenance and installation • Laundry equipment repair, maintenance and installation Lot 11: TV aerial repair services (inc. satellite) Including but not limited to: • Aerial, sky/satellite, freeview and freesat • Installations • Dish realignments/resites • TV wall mounting • Multi room installations • Repairs Lot 12: Fire door replacement and repair (including compartmentalisation) Including but not limited to: • Inspection • Maintenance & repair • Installation Lot 10: Air conditioning and ventilation services Including but not limited to: • Inspection, maintenance, repair and installation • Split air conditioning • VRV / multi • Chillers and ventilation • Duct work • Fire rated duct work • Thermal insulation • Fans and grills • Commercial kitchen canopies • Fume extraction • Acoustic insulation • Dust extractors • Damper Lot 13: Roofing repairs Including but not limited to: • Flat and pitched roof repairs • Replacement of ridge tiles and broken tiles • Woodworm and timber treatments • UPVC facias, soffits guttering. • Re-pointing • Check and clear drainage Lot 14: Painting and decorating The services required include, but are not limited to the following: • Paint Stripping • Internal and External decorations • Painting repairs • Wall papering • Specialist coatings • Pre-painting
