Tender description

This estate has a small laundry building which was free to use for the tenants of the estate. Over the years people from outside the area had started to take advantage of this free facility and its believed that some where using it for business purposes. The decision was take due to heath and safety reasons, the cost to upgrade the current facility to comply with current regulations, and the annual running costs, to permanently close the laundry in 2017. The building is located at the end of a 2 storey terrace and enough space exists between the end of the terrace and the estate boundary to add an additional property. The proposal is to demolish the existing derelict laundry building and in its place provide additional accommodation of flats. The site sits within an existing housing estate circa 1960’s which features traditional masonry and concrete design elements. Currently the site predominantly features housing but also features a small nursery. The sites boundary is predominantly green, which gives the opportunity to mask any development positioned within it. A centralised amenity space provides all residents with a pocket of usable green area. Keywords: Development , Construction
