Tender description

(a) Demolition works • Remove all walls, doors frames and architraves, walls, partitions as indicated • Remove all existing external windows and doors, fit new windows and doors • Remove existing handrails • Break out opes for new doors and windows • Remove ceiling tiles in areas to be altered,l • Remove shop counter, to allow for alteration and re-fitting • Strip out and dispose of obsolete data trunking and electrical cables (b) Construction works including: • Supply and install new doors and windows • Supply and install internal doors and windows • New partitions. All partitions & walls marked as fire rated need to extend to the underside of the roof or to underside of the concrete portal frame • 2No. new thermally broken automatic smoke vents to stair 2 and stair 3, linked to fire alarm system with override switch. • Construct new internal stair, handrails, finishes, anti-slip nosings and landings in accordance with the details shown, at stair 2. • Pump the cavity of existing walls with insulation beads • New toilets and shower with all associated sanitaryware supplied and fitted. • New ceilings • New doors, skirtings, architraves, window boards etc., with associated ironmongery • Fitted furniture to include meeting booth, phone booth and reception desk to be supplied and fitted. • All fire rated partitions, fire rated doors installations, including fire rated ironmongery, opening in fire compartments, and fire batts and barriers, to comply with fire safety certificate and to be fully certified • Carpet tiles to all office areas as per schedule • New floor finishes in accordance with schedule, allow for floor leveling compound to first floor to create even substrate, including grinding down any local variations in level. • Make good render and internal finishes at all altered opes and partitions and to existing blockwork walls. • 2 coats paint to all rooms and to skirtings, architraves and doors. Prime and sand new partitions, skirting and architraves prior to painting. •
