Tender description
Newlon Housing Trust is a ‘not for profit’ community benefit society and a Charitable Housing Association. Newlon owns or manages around 8 000 affordable homes primarily in 8 boroughs in North and East London with many more in development. These homes are made up of a mix of affordable tenures and provide housing for people nominated from local authority waiting lists, specialised accommodation for key workers and shared ownership homes to help people take their first step on the property ladder. Working in partnership with outward, Newlon Housing Trust also provide housing for people with a wide range of support and care needs. The aim of this procurement is for Newlon to award a framework for door entry, access controls, CCTV, powered gates/barriers and automatic doors. The framework will be used for the term maintenance contract through a direct call-off and also utilised for planned project works through mini-tender/further competition. The scope of the term maintenance contract will include for servicing activities, asset collection and a repair service in relation to the following types of equipment. • door entry systems/access controls, • CCTV, • powered gates and barriers, • automatic doors. Lot 1 comprises of properties and equipment which can be maintained and repaired by specialist contractors for the above mentioned equipment. See section 2 for further details. The new Contract arrangements need to provide a cost effective, customer focused maintenance and repair service for the equipment covered by the term maintenance contract and the selected contractor will be required to demonstrate the quality of service provided through suitable reporting systems. The contract also includes for completion of asset surveys so that comprehensive records are available. The equipment age and condition, together with life expectancy and replacement costs are key items of data required and it is proposed that the formatting of data will be such that it can be uploaded onto Newlon Housing Trust’s asset management software. The contract will include outward properties and separate reporting will be required for these properties. Outward manage sheltered and supported Housing.
