Tender description

I. Blocking up existing fireplace and providing ventilation, remove stone cladding & hearth II. Provision of new marmoleum floor covering throughout the property together with moulded lined skirtings. III. Over boarding to ground floor ceilings to achieve 30 minutes fire resistance. IV. New fire rated walls to Stairwells, Hall, Corridor & Landings to achieve 30 minutes fire resistance. V. New double doors to Sun Room to separate for Activity Space. VI. New LD1 Fire Detection and Alarm Systems to IS 3218. VII. New emergency lighting to IS 3217. VIII. Upgrade of electrical works. IX. Provision of new fire doors throughout ground floor (clear width 800mm) and first floor, together with associated self-closing, architraving and fire stopping. X. New accessible bathroom at ground floor and associated modifications to room layout. XI. Plumbing works, upgrading of existing bathrooms, remodelling and refitting of first floor en-suites and adjustments of same. XII. Certified Fire Stopping to fire rated enclosures. XIII. New accessible entrance door, external platform and gently sloped access via sloped tarmac drive. XIV. External fencing and external works to yard. XV. New parking layout. XVI. External plaster walls, plinths, reveals & cills to be power washed & painted (3 coats) The following items are to be priced separately; a decision will be made on if these works are to proceed once tender prices have been received. Supply and installation of external insulation to ground floor Replace suspended timber floor with new insulated concrete floor Supply & installation of insulation & drylining to knee walls & splayed ceilings on the first floor. Replacement of existing pvc windows & doors with new windows & doors. Thermal break double glazed, low ‘e’, pvc coated aluminium windows.
