Expression of Interest - Housing Multi Trade Contract

Leeds City Council’s internal service provider Leeds Building Services (LBS) maintain and conduct responsive repairs, planned maintenance and refurbishment works to various properties(flats, houses and bungalows) within the following wards of the city: Alwoodley, Harewood West, Wetherby, Moortown, Roundhay, Chapel Allerton, Gipton, Harehills, Killingbeck, Seacroft, Crossgates, Whinmoor, Burmantofts, Richmond Hill, Temple Newsam, Beeston, Holbeck, Hunslet, Riverside, Morley North, Morley South, Middleton Park, Ardsley, Robin Hood, Rothwell, Garforth, Swillington, Kippax and Methley. Successful contractors will be effectively ‘subcontracting’ to LBS, in order to compliment operational resources to meet service demand peaks and / or specialist requirements. The works will consist of repairs, maintenance and elemental refurbishment (from stock condition or periodic testing / survey referrals) to individual properties from the council’s housing stock. Where similar planned or ‘grouped’ work is required to a number of properties, and can be carried out as an individual programme of work, Leeds City Council may be obliged to complete a separate procurement exercise / competition to establish a contractor to complete those works. Housing Leeds, Leeds City Council and LBS do not guarantee any volume of work as the scope of work is always subject to alteration dependant on demand for services Sub-contractors will be required to undertake a variety of works in isolation to individual properties, or multiple items to individual properties. Residential properties both tenanted and untenanted (void) are included which could consist of minor repairs through to full home improvements inclusive of but not limited to the following disciplines: • Joinery • Plumbing • Electrical (repairs) • Plastering • Tiling • Flooring • Painting/decorating • Bricklaying • SIDPC, damp and woodwork treatment Keywords: Construction, Multi Trade, Maintenance, Housing
