One year external decoration contact to accommodate external decorations and internal decorations (communal areas only) plus pre-paint repairs. 1,045 Houses and bungalows, Flats, maisonettes and shop flats All properties located within the London Borough of Hillingdon The contract does not include any sheltered housing schemes. The following detail the end user requirements for the appearance and performance for these works which comprise the preparation and redecoration of previously painted external and internal communal surfaces and components to residential social housing properties managed by the Employer. The core objective is to ensure the implementation of the external decoration and/or repair works to the external envelope to ensure that untimely deterioration of the building fabric does not occur and to substantially reduce the need for responsive repairs. Scope of Works Works include the painting and decoration of all previously painted high maintenance external surfaces to dwellings, out-buildings and communal areas (i.e. all timber and metal elements including entrance gates, balustrades, handrails, bin stores) but excluding boundary fencing and the washing down of low maintenance surfaces (e.g. PVC-u elements). Length of contract - The works duration is anticipated to be in the region of 30 weeks on site.
