North & East Housing Association (North & East) was established in 1993 by a small number of Volunteers who recognised a need for a locally based mainstream housing association in the north east of the country. Since North & East has developed into a well-established social enterprise with a proven track record in the delivery of high quality homes, comprehensive housing management services and tenant supports. It operates in the east of the country with units in Dublin City, Fingal, South Dublin, Wicklow, Meath, Louth, Cavan, Monaghan, Laois and Westmeath. North and East propose to engage a single contractor for the provision of responsive repairs for a maximum of 5 year within North and East’s geographical base. North and East under its current strategic plan have a grown plan of 700 units up to 2020. The scope of work for the lot and contract shall comprise some of the following; The contract is for emergency cover, response maintenance, void repairs, cyclical inspection of gas, heat pump and electrical installations. Dwellings consist predominately of traditionally built one and two storey houses, semi/terraced bungalows and apartment and duplex units of various sizes. The contractor will be required to provide an emergency service for North & East, 24 hours per day and 365 days per year. The contractor will also have to prove competence to act as PSCS under current Health and Safety legislation. The works include but not limited to: • General repairs and maintenance to the building fabric. • General plumbing repairs and maintenance (in some instances heating systems may be included). • Repairs to fireplaces and flues. • Repairs to, and on occasion, replacement of joinery (i.e. windows and doors including glazing). • Repair of kitchen units. • Repairs and maintenance to underground drainage (private drains only). • Repairs and maintenance to external works such as paths, fences and boundary walls. • Painting and decor
