Tender description

We’re Hampshire’s largest provider of affordable homes with around 70 000 customers and 30 000 homes in the South East, mainly across Hampshire and Surrey. We have around 850 staff including our repairs team. Our ambition is to maximise opportunities to make housing available and affordable for everyone. The new framework is intended to consist of a small number of suppliers to work collaboratively and innovatively with us to provide our legal services. Our requirements will cover a range of disciplines relevant to the housing sector. We intend to use this opportunity to explore innovative approaches to the delivery of legal services to achieve maximum value for money for our customers. (a) property investment; (b) the acquisition of freehold or leasehold land or buildings: — acquisition of vacant land (no development obligations), — acquisition of off the shelf units substantially complete or wholly completed units (whether or not from section 106 Agreement), — acquisition of units with development agreement/obligation (including golden brick). (c) construction law; (d) planning and deeds of easement. (a) conveyancing; (b) shared ownership; (c) single Unit acquisition; (d) single Unit disposals; (e) right to buy; (f) large stock transfer including acquisitions and disposal. 1) Housing and leasehold: (a) injunctions; (b) possession and warrants; (c) anti-social behaviour; (d) disrepair; (e) tenancy enforcement; (f) demotion; (g) mediation services; (h) care and support packages; (i) debt relief orders; (j) bankruptcies; (k) regulations relating to the provision of a debt advisory service regulation; (l) protection of vulnerable adults; (m) mutual exchanges; (n) private sector leasing; (o) commercial leases; (p) lease extension, surrender and re-grant; (q) deed of variation/rectification; (r) right to repair issues; (s) enforcement notices and appeals; (t) any other housing legal advice and support as required; (u) rent reviews; (v) housing benefit regulations. (a) banking and finance: 1) Charging exercises; 2) Loan documentation and financing; 3) Pensions; 4) Future funding structures; (b) contract and procurement: 1) Public sector procurement law; (c) corporate advice: 1) Commercial purchasing issues; 2) Commercial litigation; 3) Contract law; 4) Data protection; 5) Human rights legislation; 6) New legislation guidance/requirements from regulators; 7) Insolvency; (d) employment: 1) Compromise agreements; 2) Claims for unfair dismissals; 3) TUPE matters; 4) Employment and contractual advice; 5) Union negotiation; 6) Any other employment legal advice and support as required; (e) corporate governance and constitutions including: 1) New subsidiaries; 2) Joint venture arrangements; 3) Charity law.
