Engagement with a private sector developers for potential parenting/JV with the objective of maximising returns on The Councils land/properties. Kent County Council (the Council) is seeking a private sector partner (s) to develop an innovative property delivery model. The Council has a substantial and diverse portfolio of land and property and it is seeking through the formation of 1 or more joint venture partnerships to bring forward and undertake development activity (with or without service provision elements) to maximise the value and the return to the Council when releasing its redundant assets. It is therefore seeking a strategic development partner to work with it to identify opportunities from its land holdings and potentially those of its partners, to bring forward development including undertaking development appraisals, development master planning services, detailed design, construction, sales and letting activity, sourcing finance and providing property management services on these sites. This may also include the creation of long term holding vehicles and income streams with co-investment from the Council with its partner. The Council is currently developing its detailed requirements and is intending to hold a series market testing discussions with interested potential bidders in due course.
