Construction work for commercial buildings

Tender description

The Diamond House Extension is the expansion of the research facility with the aim of increasing the office, conferencing and meeting room capabilities on the site. The project will consist of constructing a four story extension to the existing structure, attached via the front stairwells and building. Current plans are for an additional 6 300 m2 of floor space over the 4 floors with 5 000 m2 of usable space. Included across the 4 floors will be space for approximately 190 desks, 30 cellular offices, numerous meeting rooms, event space, interactions areas and collaboration spaces. The works will be procured as a design and build contract using the JCT 2016 design and build form of contract. The bidder shall be responsible for the design, procurement, delivery to site, off-loading, construction, installation and commissioning (including all testing) relating to the project. The project will be tendered at RIBA Stage 4 and the successful tenderer will be responsible for completing the design from this stage onwards. The scope of works will include the activities below: — construction of 4 storey extension to the existing Diamond House Building, — integration of new extension with existing building including alterations to the existing building, — category A internal fit-out to the new extension, — minor external landscaping works. Tenderers are required to give due consideration to the following challenges that may be encountered on this project: — site access constraints, — working on a live campus adjacent to a central campus restaurant, — maintaining appropriate access and egress for staff and visitors to the existing building.
