Tender description

The conversion of two storey semi-detached offices into four self contained stair access flats. The existing block and beam first floor construction is to have the stair removed and infilled. A new communal stair and landings to be constructed on the entrance front, including a projecting bay to accommodate the half landing. Two new roof dormers to be installed. The floor boarded area of the first floor to be changed to a resilient floor system and single layer plasterboard ceilings to be changed to double boarded acoustic ceilings on resilient supports. New floor & loft insulation to be provided. New UPVC windows installed to new openings. The flats are each have altered partitions with new doors & frames and are each to be fitted out with new wetrooms in lieu of bathrooms and a new fitted kitchen. New gas-fired heating, plumbing, drainage, electrical power and lighting installations, video door entry system to each flat to be installed. External work includes altered Front elevation, porch, new bin store and paving adjusted to suit.
