Tender description

Construction of 9 number residential dwelling units over 5 blocks. The Units comprise of the following: • 3 no. Single Storey Semi Detached Blocks • 1 No. Semi Detached 2 Storey Block and • 1 no. Single Storey Detached Block. The development is an infill one utilising brownfield lands at the entrance to an existing estate. A number of existing boundaries are in place. The development will require the clearing and preparation of the site, establishment of new/repaired/renewed public pavements and entrance points. New Site boundary walls will be required to parts. The Units are in masonry construction with fully insulated raft foundations (no strip footings), loadbearing full fill cavity walls and cut timber roofs (no trussed roofs). As the site will essentially landlock the existing estate the works also require the construction of a new temprary vehicle and pedestrian road connecting the existing Baile Eoghain Estate to the adjoining estate, Woodlands Manor. This road will remain the full responsibility of the contractor over the works and the road will be decommissioned at the end of the project as part of Unit 8-9 site works.
