Tender description

University College Birmingham’s (“UCB” and/or the “University”) Phase 2 development is the 2nd stage in the University’s master plan within the jewellery quarter. Phase 1 (McIntyre House) was opened for its first student intake in September 2014 and focussed on the delivery of higher education within a series of flexible lecture and seminar spaces. This Phase 2 development, intended to become a focal point for the University, will provide approximately 8500m2 of additional FE and HE facilities with a mixture of teaching space, sports teaching facilities, lecture theatres, social learning areas, staff offices, catering facilities and a multi-storey car park to provide around 160 spaces. The University owns the site that is located in the jewellery quarter, Birmingham between Charlotte Street, George Street and Holland Street beside the University’s existing building; McIntyre House. The procurement is for a single-stage design and building contract based on JCT 2016 forms of contract with amendments by the University. These amendments, draft Employer’s Requirements and other design information can be found in the procurement documents which can be accessed via the link in this notice. This SQ selection stage is intended to shortlist five bidders to be invited to tender stage of the process. The procurement programme can be found in the SQ documentation and the full scope of works is set out in the procurement documents. An outline scope of the works is as follows: - Full demolition and levelling of existing site will be carried out as part of an enabling works package procured separately by the University. As part of this separately procured package, the enabling contractor will be providing a pilling mat for the main works contractor to be appointed under this procurement. - Erection of University Buildings including ancillary uses such as exhibition space, restaurant, offices, potential health facility, strength and conditioning sports facilities and multi-storey car park. - Landscaping works to provide new hard and soft landscaping including final road/footpath finishes, street furniture, lighting and external security installations. - Site security, logistics, hoardings and fencing. The Contractor must be capable of delivering this scheme using Building Information Modelling (BIM) while providing information in the requisite format. The standards, format and content are outlined in the document ‘BIM Execution Plan’ that is included in the procurement documents supplied in the draft Invitation to Tender (ITT). The Phase 2 development scheme is required to be completed by 1 July 2019. The University requires an occupational period prior to the start of the 2019/2020 academic year in September 2019. The intention is to retain the University’s mechanical/electrical engineers. It is anticipated that contracts between the University and the architect and the University and the structural/civil engineers will be novated.
