Tender description

The package of multi-element improvements proposed will comprise kitchen replacement works (inc. M&E), bathroom refurbishments, upgrades to the scheme's external lighting, overhaul of existing glazing (both uPVC and timber-framed), the removal and replacement of external door sets, the provision of a new door-entry/intercom system to serve a number of the general needs apartments, minor external alterations to improve refuse management and general health & safety, alterations and compliance works to existing automatic fire detection systems, rainwater goods clearance and refurbishment works to the internal communal areas serving Oakdale House. It is initially anticipated that the package of improvement works will be delivered over a period of 3 months. Choice's Asset Management team require engagement of an appropriately qualified and experienced Principal Contractor to deliver a range of proposed refurbishment and improvement works to an existing, social housing scheme, which comprises three separate, purpose-built accommodation blocks, as well as a shared, central courtyard and a combination of both communal and privately demised, external areas. The scheme comprising Elmwood House, Oakdale House and Ashmore House was constructed by original developers, Ulidia Housing Association, during the mid-1990s. The scheme is located close to the junction of Northland Avenue and Northland Road — a key thoroughfare into the town centre of Derry. With a focus on the three accommodation blocks and their composition, the larger ‘General Needs’ block, Oakdale House, comprises a total of eight three-person, two-bedroom self-contained apartments, which are evenly split across the building's two storeys. The smaller ‘General Needs’ accommodation block, Elmwood House, comprises a total of four units — two three-person two-bedroom apartments and two, slightly larger, four-person two-bedroom apartments — each of which benefits from ‘own door’ access, as opposed to via shared, communal areas. The final building making up the scheme, Ashmore House, currently provides supported accommodation for one of Choice's partner organisations, Clarendon Shelter. The larger Ashmore House benefits from an additional storey and currently contains a total of four single-bedroom, self-contained apartments at ground floor level, as well as fourteen private bedrooms across the building's first (four units) and second (ten units) floors. The first and second floors of Ashmore House also contain all of the living, kitchen and bathroom accommodation shared by Clarendon Shelter's clients occupying the fourteen private bedrooms, whilst the partner organisation's office and other ancillary accommodation, is also catered for. Clarendon Shelter provide 24/7 support to their clients — vulnerable female adults — housed within Ashmore House.
