Due to the increasing requirement for care home provision throughout the country, Bracknell Forest Council is proposing to create a new care facility in the borough. The site is located on Cross Fell, just off Wild Ridings to the south west of the town centre which is currently undergoing sizable transformation and modernisation. The site is located on Cross Fell, just off Wild Ridings to the south west of the town centre which is currently undergoing sizable transformation and modernisation. The site is accessed via Cross Fell, a no through road running along the south boundary of the site. The surrounding area is predominantly residential with a small promenade of shops to the north east. The site is constrained by Wild Ridings to the west. The site slopes from east to west, with a fall of approximately 8m across the entire site. The lowest point is located in the north-west corner. Retaining walls are used to address the level change and entry to the existing building is on the first floor to the east end of the building. On the existing site is an aged, disused care home facility and a disused elderly day care facility. The care home is split over two buildings, a single storey building to the west and large three storey building set against steep level change to the east. The buildings have a brick façade with pitched tiled roofs. The existing building footprint is approximately 1010 m2. It is proposed that the buildings on site are demolished and a new 64 bed dementia care home is to be constructed over three floors along with extra care flats to the west of the care home, separated by the main entrance and parking. The principle is for the care home to create a sense of home, residential ownership, community, atmosphere, fun and a place that can be enjoyed by residents, staff and visitors alike. The new care home takes the form of a rough U-shape, facing west. The 2 wings provide the majority of the living accommodation focused around the garden space. The central core houses the services including kitchen, laundry, main entrance and the plant rooms. The extra care flats are a mixture of 1 and 2 bedroom units and are to be stepped up the site to account for the slope. These units are to operate independently from the care home and incorporate separate parking. In summary, the works involve the following: 1) site perimeter hoarding; 2) isolation and capping of existing services; 3) asbestos removal; 4) soft strip; 5) full demolition of the existing buildings on site and adjust levels to the site; 6) construction of a new 3 storey dementia care home; 7) construction of new extra care units; 8) landscaping works including access, car parking, pedestrian routes, garden & planting works and making good; 9) adjustment of hoardings and boundary. Selection Questionnaire Programme: Evaluation of the Selection Questionnaires will be completed mid-February 2018. The tender documents are currently scheduled to be issued to the selected contractors in 5.2018 or shortly thereafter with an 8-week tender period. The successful contractor will be appointed in 8.2018. The contract period will commence mid-August 2018 and complete 4.2020, subject to confirmation of the construction programme with the tender returns. The works will be designed by the Councils consultant up to RIBA Stage D. The successful contractor will then complete RIBA Stage E & F under a JCT Design and build appointment. The Council’s consultant will undertake the role as employer’s agent during the construction phase, RIBA Stage K. The client seeks to appoint the demolition works under the umbrella of a main contractor who has relevant experience in completion of demolition works as part of the main contract. Contract value between GBP 8 500 and GBP 10 500 000 depending on final design.
