Tender description

The contract provides a complete letting, tenancy and asset management service for each of the temporary residential properties they manage on behalf of the Council. They provide a full management package from sourcing accommodation through to the management of properties and tenants. Key elements of the service include: — Lease acquisition — private landlords and BPHA. — Ensuring tenants appropriately complete and submit housing benefit forms. — Managing maintenance and repairs. — Managing reclaims for vandalism. — Taking contractual accountability for arrears. — Managing tenancy agreements / providing general support to tenants. — Managing voids — making the property available within contractually specified time limits. The current contract is based on a private sector leasing model, which supplies self-contained properties procured from the private rented sector to meet the authority's statutory duty to provide suitable temporary accommodation to homeless households. The incumbent contractor currently provides 64 properties, 33 of which are supplied by BPHA over three sites, with the balance being provided by private landlords.
