Tender description

Wolverhampton Homes (the Employer) is an Arm's Length Management Organisation (ALMO), which was set-up in 2005 to manage and maintain more than 25 000 homes on behalf of Wolverhampton City Council. Within the housing portfolio managed by the Employer on behalf of the City Council, there are a range of non-traditional properties. These properties will have a significant impact upon the Business Plan due to the extent of structural repairs / improvements required to ensure they have a meaningful future life. In addition, some of these properties have not benefited from previous improvement programmes. The non-traditional portfolio comprises the following property types, some of which are designated ‘defective’ by The Housing Act 1985. All properties are located within a 3 to 4-mile radius of Wolverhampton City Centre. All properties are located within a 3 to 4-mile radius of Wolverhampton City Centre: — Pre-cast Reinforced Concrete (PRC) frame / concrete panel construction; Boot, Cornish, Orlit, Smith and Tarran systems; — Cast in-situ concrete fabric; No-fines and Boswells. — Steel frame construction (Arcon Mk.5, B.I.S.F. and Dennis Wild). — Cross-wall construction; Bryant System 2. — Timber frame construction (Frameform, MHC and MacTrad systems). — Miscellaneous: 2 local forms of construction containing non-traditional elements (T-block and Castle). — Tower-blocks (36 blocks across 11 estates, ranging from 8 — 23 storeys in height).
