All Ireland Lighthouse Trail - PQQ for Contract for refurbishment

The Contract is for the refurbishment of former Lightkeepers’ dwellings at St. John’s Point lighthouse, Co. Down, Blackhead lighthouse, Co. Antrim and for improvements to existing visitor facilities at Rathlin West lighthouse, Rathlin Island. • The works at St Johns and Blackhead include refurbishment of listed dwellings formerly used as lightkeepers dwellings and the refurbishment of external storage/other buildings to provide visitors facilities. Works in Rathlin Island include refurbishment of the lighthouse, creation of and refurbishment of external viewing platforms and the extension of the existing visitors facilities. • The works are to be carried out between May 2014 and May 2015. Works on Rathlin Island will be further restricted in timescale, as appropriate, to minimise impact on the local flora and fauna and in particular impact on the bird nesting season. • The project is to be delivered in a sustainable format minimising the impact on the local area, access to all sites is limited and impacts on sensitive environmentally protected landscapes (The Rathlin Island site is in an Area of Special Scientific Interest ASSI). • The existing buildings are listed or are of significant Architectural merit, all the sites are located on exposed coastal locations and subject to extremes of weather conditions maintaining high build quality is critical to the long term building sustainability • The project is to be delivered using the NEC3 Short contract
