Tender description

This contract is for the design development, construction and maintenance of a 3-storey building comprising 360 single occupancy cells with en-suite facilities in 4 wings radiating from a central managed core area. Cell wings also include ancillary support and amenity accommodation. A fifth wing housing healthcare, educational programmes, and specialist cellular accommodation is also included. The new building will be located on the existing playing fields at Maghaberry Prison, Northern Ireland. The works under this contract include everything necessary for the design development and construction of the building, and its environs, for occupation. The contract also includes for the full maintenance of the building, associated services and its environs, for a period of 6 years post completion date and take over. The accommodation shall comprise: reinforced concrete superstructure with brickwork external skin; aluminium standing seam roof construction; specialist fixtures and fittings including high security cell doors; window grilles; gates and screens; integral cell furniture and fittings; catering equipment; mechanical services including underfloor heating, in-cell ventilation, fire suppression and containment systems, public health and domestic services and controls; electrical services including mains supply, containment, general power, functional and emergency lighting, in-cell TV and intercom, and a high content of complex security systems with centralised controls integrated into the existing site infrastructure; drainage and site works including exercise areas and all-weather synthetic surfaced sports pitches enclosed by high security fencing; roadways, footpaths and covered enclosed walkways; automated and manually operated vehicle and pedestrian gates. Internal walls, floors and ceilings shall be reinforced concrete construction to a high standard of finish. The approximate floor area of the building is 15 000 m2 (excluding roof void plant areas). BIM (Level 2) to PAS 1192 will be used to deliver the project.
