Brief description of the project. Existing Site. The site is located to the east of Barhill Road in Erskine (Renfrewshire). The site has an embankment on its southern boundary, sloping by approximately three metres and the site continues to slope by approximately another one and a half metres continuing from south to north. The site is largely flat running east to west, sloping by one metre. The site is bounded on its east by Barhill Road, to its west by residential properties and north by an access road, car parking and multi storey residential properties. The site contains the 2 school buildings (Bargarran and St. John Bosco) and 2 janitor's houses. Proposed Works. It is proposed to construct a new shared campus school and nursery on the site of the existing Bargarran and St. John Bosco schools. The building will be a two storey structure, with most of the accommodation on the ground floor, but three classrooms of each school will be provided on the first floor. The current gross internal floor area for the school is approximately 4 300 m². The site area is approximately 3.6 hectares. The building will comprise: Bargarran Primary School (PS) projected roll: 260 pupils in 10 classrooms. St. John Bosco PS projected roll: 220 pupils in 8 classrooms. St. John Bosco Nursery projected roll: 20/20 2-3 years old and 80/80 3-5 years old. The works will be phased: Demolition of janitor's houses (may be by others). Construction of new shared campus building. Demolition of existing schools. Car parking and landscaping. The phasing will be developed further and in more detail prior to release of Tenders. Construction Proposals. It is expected that the building will require piled foundations with ground beams and the superstructure will be a steel frame. The building fabric will have a combination of brick cladding with SFS inner leaf, precast cladding, curtain walling and rain-screen cladding. The pitched roof will be clad with aluminium standing seam roofing. There is also a flat roof portion and it is proposed that this will be a Seedam roof. The roof will incorporate roof-lights. The internal partitions will be metal stud. Floor, wall and ceilings finishes and fixed furniture will also be included (loose furniture will be by others). An acoustician will be employed and acoustic panels and other acoustic treatment will be installed. Underfloor heating will be provided. Biomass boilers are proposed with gas back up. Natural ventilation will be provided. No cooling will be provided, except in specific rooms. Kitchen equipment will be provided. LED lighting and photo voltaic panels are proposed. Full mechanical, electrical and plumbing services will be installed. Full landscaping will be provided with car parking, external pitches, play areas, external learning and hard and soft landscaping with an element of external façade and ground lighting.
