Tender description

Expressions of interest are invited from suitably experienced Main Contractors to deliver the construction of the Camden WKC College, a Further Education College for young people aged 16-25 with severe and complex needs. The construction works include the remodelling and refurbishment of a grade II listed building constructed in the 1970s as part of the Alexandra and Ainsworth Road Estate. The site is the formerly known Jack Taylor school, Ainsworth Way, Boundary Road NW8 0HY. The project comprises: The total estimated construction cost is £5M to be delivered in two phases: • Phase 1: New build single-storey prefabricated short break accommodation units built to Passivaus standards: approximate area 352 m2 (estimated value £1M). The prefabricated structural units may be procured in advance and manufactured off-site before a main contractor is appointed. The contract for the units will subsequently be novated to the main contractor who will then be made responsible for their supply and installation on site. • Phase 2: Refurbishment and remodelling of the existing single storey concrete framed building: approximate area 1515 m2 (estimated value of £4M). The works will include the complete renewal of mechanical and electrical services; improvements to thermal efficiency; re-waterproofing of the existing flat roofs; and significant new hard and soft landscaping works The works are to be commenced in January 2015 with part of Phase 2 to be completed for the School to partially open in early September 2015. The remainder of the works are to be completed in December 2015. The Authority requires a suitably experienced contractor with a proven track record in delivering similar type colleges; together with the extension and remodelling of 70s listed (or similar) age buildings within tight urban sites; to high quality standards; and in achieving maximum value for money within set time and cost targets.
