Tender description

1. Conversion of south west veranda area into a dining space with wooden flooring, 8 inch insulation and plaster board roof and two roof lights. Windows and double opening doors onto garden space. Connecting existing underfloor pipework to nearby manifold. Break through the wall into present kitchen and install fire door. 2. Conversion of old kitchen into industrial catering kitchen. 3. Conversion and improvement of existing office to allow for three desks and that it can morph into occasional staff dorm and one fire reg velux installed. 4. Refurbishment of upper viewing room with fire reg stairs for its approach. 5. Hearth area to be made a proper public sitting area and lecture space with screen. 6. Present North West / entrance area to be given under floor heating, to be tiled and present bridge changed to a wheel chair friendly access. Its roof and outer wall to be made good. 8 inch insulation in roof and shatter proof side windows and two roof lights. 7. Present Utility Area: Make good entire space with roof insulation, and tiled walls and floor. Connecting existing underfloor pipework to nearby manifold. 8. Three eco dry toilets to be constructed on the south east (area in item 7 above) incorporated into the existing shower area. 9. Present double bedrooms to install wardrobe space and velux windows in accordance with the fire regulations: i.e. wider with top opening. 10. Upgrade and overhaul of sewerage reed bed systems. Separation of storm water and black water conduits on the north side of the building. 11. Grey water to be separated from the storm water on south side of the building. Upgrade of grey water reed bed system. Installing a grease trap. 12. Installation and connection of second rain harvest vessel on north side. 13. Provisional figure for assuring compliance with fire regulations for additional fire safety items/ €4500. 14. BER assessment of roof and walls to be done and key weak spots to be re-insulated. Asse
