Roofing Repairs and Maintenance - Framework

The University of Birmingham (UoB) Estates Office is seeking to establish a Framework of qualified roofing contractors for reactive repairs, planned preventive maintenance (PPM), surveys/reporting, and compliance works across the Edgbaston and Selly Oak campuses.<br />Scope Summary:<br />• Reactive 24/7 leak response and make-safe; minor repairs; temporary weatherproofing.<br />• PPM aligned to SFG20: biannual inspections, gutter/valley cleaning, flashing/penetration checks, minor repairs and sealant renewal.<br />• Surveys and reporting: photo-evidenced defect logging, marked roof plans, 5-year lifecycle forecast.<br />• Compliance works: fall/edge protection upgrades, access hatches/guardrails, fragile roof controls.<br />Awarded contractors will be required to provide a broad scope of roofing repairs, maintenance and roof replacement works. A non-exhaustive list of the work types this contract may include:<br />Reactive Maintenance<br />Planned Maintenance<br />To include the following types of roofing (not exhaustive):<br />• Flat<br />• Pitched<br />• Sloping<br />• Architectural<br />And the following types of materials (indicative):<br />• Restec Roofing Systems<br />• Asphalt Roll<br />• Bituminous covering<br />• Fibre glass<br />• Glass<br />• Slate/tile<br />• Wood and timber<br /><br />The university is looking to establish a four year Framework on a 2 year + 2 year basis.<br />Please see Appendix A for full details of the specification.
